Pedregal has been pre-approved by First American Title Company who has done an exhaustive background search. The Diaz Rivera family traces the title of their property back to Spanish Royalty who deeded the land directly from the King of Spain. From there it was deeded to settlers by Mexican Presidente Santa Ana, and then sold to the manager of a local fish plant, Cabo's economic center until the late 1970's, who then sold it to Manuel Diaz Rivera, the patriarch of the Diaz Rivera family. Pedregal has never had a title dispute due to the care with which the family researched and entitled the land.
